The Franz is a unique apartment community that is managed onsite by Micaela Eldridge-Lane, Community Liaison; Heather Gallegos, Director of Operations; and Jay Rembe, the property owner. This management style provides for more personal interaction with tenants and creates an apartment community that feels like a neighborhood. Our community lounge will be a wonderful place for tenants to meet their neighbors while relaxing fireside, grilling on the patio or watching the big game.
Who is Franz?
“The Franz” is named in tribute to Franz Huning, a German emigrant that made his way to New Mexico working as a cowboy along the Santa Fe Trail. He settled in Albuquerque in 1852 where he became a mercantile owner, flour mill operator, railroad colonist, hotelier, land speculator, publisher, farmer, civic leader and entrepreneur. Franz Huning is one of the city’s most influential developers and played a significant role in developing our neighborhood in West Downtown.
Are there any restaurants in walking distance?
The Franz is located at Country Club Plaza in West Downtown where some of the city’s best restaurants are steps away from your front door. Vinaigrette and the Pickleballer are located at the Country Club Plaza. Other amazing West Downtown restaurants include Duran’s Central Pharmacy, Remedy Coffee, Garcia’s Kitchen, Cheese and Coffee, Seared and many more! We currently have a walking score of 88!
Are there any places to walk my dog or ride my bike nearby?
The Franz is located adjacent to one of the oldest neighborhoods in Albuquerque with a handful of pocket parks and a beautiful area to stroll on a Sunday morning. The Bosque Trail, Albuquerque’s walking, running, biking path is less than 1 mile away. The Bosque is one of our city’s treasures where urban life connects with nature trails, the Rio Grande River and one of the largest cottonwood tree forests in the world.
Where can I park my car and will it be safe?
Free parking is available on the north side of the building (based on availability) and there is paid parking for secured and gated parking on the south side of the building. Don’t worry, if you don’t have a car, the Franz is between two Albuquerque Bus Rapid Transit locations. We have a total of 39 cameras strategically placed throughout Country Club Plaza. Every tenant has access to an app that displays all cameras to allow tenants to check on their cars at any time of day.
I ride a bike to work, is there any bike storage onsite?
Absolutely and lots of it. You can choose from our bike storage in the basement of The Franz or our secure bike room at the Country Club Lofts.
What is your pet policy?
We love having furry friends at our properties! We require a $250 non-refundable pet deposit and $50 pet rent per pet per month. Because we have so many dogs on site, we do not allow aggressive dogs. We also have a pet walk area to the south of the Franz and pet stations throughout the property to make ensure that everyone picks up after their pets.

Is the Franz a smoke free community?
Absolutely! We are proud to be a smoke free community. This means that all common areas, indoors and outdoors and inside apartments are non-smoking. We want to create a healthy clean community for all of our residents. Breathe freely!!!
Can I really pick my neighbors?
Yes, you can! We love having friends and family join our community. Current residents whose referral results in a signed lease receive $50 gift certificate to a Country Club Plaza restaurant.
When can I tour The Franz?

How do I know what units are available?
We have an “Available” page on the www.countryclubplazaabq.com website for both the Franz and the Country Club Lofts. There you can view what units are available on what date, floor plan and price. You can also complete an application directly from this page. Of course, you can always call our office at 505.243.0188.
I am not in town…how do I apply?
You can apply online through our website or you can contact our office (marketing@rembedesign.com) and we will email you an application. We have streamlined the leasing process where you can complete an application, sign a lease and pay online.
What do the units look like?
Well, to start, they are smart and modern. Common features include smart locks, large windows, stainless steel appliances, polished concrete in the community and co-working spaces, wood vinyl throughout the units except for bathrooms which have porcelain tile, and closets with Rubbermaid closet systems.
What type of floor plans are available?
The Franz offers a variety of floor plans, including co-working space and professional suites, studios, 1 bedroom and live/work units. There are no 2 bedroom units in this project. We know everyone has different ideas about space and price, so we wanted to cover every base.
What is a studio and open a bedroom unit like?
It’s similar an open floor plan apartment, but even better! These units typically have 3 walls and a closet in the bedroom or hallway area but there is no door. The bedroom flows into the hallway to create separation from the kitchen/living area to allow better light and a more open feel. There is the flexibility for each tenant to either leave the unit as designed or bring in a curtain/drape system to provide more texture, interest and privacy. We have found that 99% of our tenants prefer to leave our units as designed.
How much are rents at the Franz?
Each home at the Franz has been carefully value-priced according to its unique characteristics such as unit size, location in the building and unique special features. Prices start at $1,050 plus utilities. Do the apartments have washers and dryers?
You betcha! No need for quarters here. Each home has its own energy efficient washer and dryer.
What amenities are at the Franz?
This is the fun part. There is an amazing community lounge with a fireplace, comfortable sitting areas, shared kitchen island, working spaces, a dedicated conference room with video conferencing equipment and an indoor/outdoor counter opening to the private courtyard. The private east facing courtyard will be beautifully landscaped with a grilling area and community table to encourage and promote community events. There is also a fitness center, dog walk area, a serenity roof top deck and ample storage for both residential and commercial tenants.
What utilities do I need to pay for?
Tenants will put the PNM electric bill in their name and pay it directly plus a monthly $35 water, sewer, refuse and recycling fee per tenant. The building is wired for both Comcast and Centurylink so it is up to you what internet and cable service you want. We will also have fiber optic lines available through Centurylink.
How do you promote community at the Franz?
We love social media as much as the next guy, but our goal is to bring back social EVENTS, where you can interact with real live people who also live in your community. Resident events are planned throughout the year which include tenant dinners, meet your neighbor nights and tenant happy hour at nearby breweries and restaurants. We also encourage our tenants to plan their own community events and create groups that are interested in the same activities such as walking, biking or even beer tasting at the local breweries.
How do I sign my lease and pay my rent?
Everything including completing an application, signing your lease, paying your rent, submitting a work order, and emailing or texting the property manager can be done online through our property management software, Appfolio. Of course, we are always available in person and by phone.
